- BBR Board of Directors meeting was called to order by President Warren Ferguson. Directors in attendance of the meeting were: Tom Driscoll, Lonnie McClelland, Kevin Miller and Warren Ferguson. Also in attendance were POA members:

2Q2024 Meeting Minutes were presented by Kevin Miller. Approved.
Thank you to the anonymous neighbor who filled in the hole outside the neighborhood.
Treasurers Report by Tom Driscoll.
- $459,084.30 in main checking….we should move some money to a market account
- $60,091 money market
- $132 checking account
o Fidelity investment for road repair $20,000… $134 interest
ARC Report by Frank Lima
- Lacota 3512 repainted and roof without a permit….like replacement
- Sept 11 3502 hopper court landscaping…. Great job by the builder
- 3 semi-truck loads to lot 53……no permit submitted
- Smith’s….House finished in ~January….they have 1 year to finish the landscaping.
Discussion of Old Business
- All lots sold
- 185,000 – 2 in May
- 210,295 – 2 in Aug
- Neighborhood Garage Sell
- Oct 26th from 8am – 4pm
- 12 houses are participating (as of 10/2)… no names or addresses just a star on the map
- Anyone can let us know they are interested up until the 25th.
- Balloons on mailboxes of the homes participating.
- Neighborhood mailbox / sign proposal
- Jim Waldson…$360 per stop sign by Blue Ridge Signs out of Weatherford
- Front entrance issues (Tom Ferguson concern)
- Signs should be the same wood
- Landscaping in the right flower bed
- Proposes we pay for a landscape company to come in quarterly.
- Would like to have “us” evaluate the vertical gate
- Tom to develop scope of work

Discussion of New Business
- PNC bank checking account & money market…. Money market account was to be for roads.. but it cost us $17/month. Tom Proposes to move it to the Fidelity account for the roads. Tom Ferguson is confused as to why the PNC account is losing money as it must be the type of account. The Board agrees to move the money into the Fidelity for the same purpose.
- Pond Contract Document – Lonnie
- We have a drafted a bid document with intent to go out for bids 10/3
- Kevin is concerned about them quoting with water in it.
- Matlock says no one will quote

- Warren provided an evacuation routes map for comment.…. Recommendation was to email it to the neighbors but tell them not to share on Facebook or other social media.
- Warren asked for others to join the board as Kevin will be leaving in the new year.
- Proposal to move the money out of checking into better vehicle. – Tom Driscoll
POA member concerns / questions.
- Frank Lima – Does the Board have a delegate to police the neighborhood to uphold CCRs?
- What are we going to do about those few people who don’t comply?
- Parking trailers & boats in the front yard….in violation of CCR’s
- Painting of barns that are falling apart
- Weeds growing up the side of buildings.
- Example…Chad Ammons yard is in need of mowing badly.
- Board to develop template on the fines….get it done and send them the bill. If not paid then place a lien on the property.
- Tom Ferguson made it known that the person behind the Stone’s is shooting birds on their property.
